one difference with Kreuzberg is that it as an older, more established history as a turkish neighborhood. Friedrichshain (although it has gotten a bit of an i think vietnamese or thai population last i was there) doesn't have that and neither does Prenzlauer berg. I think this is why although kreuzberg started out as a hip area, it hasn't gentrified as far or as quickly - racism skews investment in property (anyway that would be my experience from the US).
